Large-Group World Cup 2026 Rentals in NY/NJ — 12+ Guests, Combo Apartments
What "combo apartment" means in practice
Combo apartments are 2–6 individually-listed Sojourney units in the same building (or adjacent buildings) booked under a single reservation. Each unit is also listed separately on Airbnb and Vrbo, but those platforms can't structurally combine them — they treat each unit as a discrete listing. We book combos manually through our direct site to keep the experience unified for the guest.
What this looks like in practice: one reservation confirmation, one check-in coordination call from our team, one billing statement, one Montclair-team contact for the duration. Compare to the alternative of booking 4 separate Airbnb listings for a 24-person group — 4 different hosts, 4 different cancellation policies, 4 different check-in flows, and no coordination if anything goes wrong.
Combos work because we own and operate every unit in the combo. There's no third-party host coordination required.
The biggest combo options in our inventory
SWJ 237 Whole Home (Harlem, NY): the flagship combo. A 6-floor brownstone on West 137th Street, with each floor listed individually (sleeps 3–7 each) and the combo booking the entire building. Combined capacity: up to 36 guests. Used historically by supporter-club tournament trips, multi-generational family reunions, and large corporate retreats. The brownstone's common areas — main entryway, shared roof access on the upper floors — make it function as a unified property when booked as a combo.
SWJ 544 (Harlem, NY): a 5-bedroom unit (sleeping 13) plus an adjacent 1-bedroom (sleeping 3) in the same building, combo capacity 16. Used for groups too big for a single home but smaller than the SWJ 237 brownstone.
Eden + Noble (Hoboken, NJ): two adjacent townhouses on or near Garden Street and Clinton Street. Each sleeps 10–12 separately; combo capacity 22. The trade-off vs SWJ 237 is split address (two front doors, two living rooms) instead of unified building, but with better Hoboken-Manhattan transit access for groups whose trip pairs with NYC.
Firehouse 1 + Firehouse 2 (East Newark, NJ): two converted-firehouse units in the same building. Combined capacity 16. The most affordable combo per-person in our inventory; suited for value-conscious groups willing to base in East Newark for the per-night savings.
Use cases that drive combo bookings
Supporter-club traveling parties. National-team supporter clubs from Brazil, Argentina, England, Germany, France, Mexico, etc. — groups of 15–25 people traveling together for matches their team is playing. The combo lets them stay under one roof through the tournament window.
Multi-generational family reunions tied to the tournament. Three-generation families (grandparents, parents, kids) attending matches together where a single 4-bedroom rental isn't enough. The Harlem SWJ 237 has been used for this configuration multiple times — separate floors for separate generations, shared common space.
Corporate retreats and team-building trips. A company brings 12+ people for a 4-night retreat anchored on a marquee match. The combo gives them shared dining and meeting space across the booking with private bedrooms for each team member.
Wedding parties or destination-event groups whose trip happens to coincide with the World Cup window. Less common but it does happen — a 20-person wedding party using the SWJ 237 brownstone as the wedding base while incorporating a match into the weekend.
Pricing and reservation logistics for combos
Combo pricing is the sum of the individual unit rates with the long-stay discount tier applied across the combined nights. For a 6-unit combo at $300/night per unit over 7 nights, the math is roughly $300 × 6 × 7 = $12,600 base, then minus the 7-night long-stay discount applied to the whole booking. The math typically lands meaningfully under what 6 separate reservations on Airbnb would cost for the same dates.
Combos require a manual booking process because the combined-availability check has to confirm every unit in the combo is open for the full date range. The chat widget at the bottom of this page is the right way to start a combo inquiry — send dates, group size, and which combo you're considering, and our team will confirm availability and quote total.
Cancellation for combos follows the standard moderate policy: full refund 30+ days out, 50% from 15–29 days, non-refundable inside 14 days. For combo bookings specifically, we work case-by-case on partial cancellations (e.g., reducing from 6 units to 4 if your group size shrinks) when the change happens with adequate lead time.
When combos are the wrong call
If your group is exactly 8–10 people, a single whole-home unit (Eden, Noble, SWJ 544's 5-bedroom unit) is usually a better fit than a combo. Single-unit whole-homes have unified common space and simpler check-in than combo bookings; the combo benefits show up most clearly past 12 guests.
If your group is 4–6 people, a 2- or 3-bedroom apartment is right. We'll route you to that inventory rather than upselling a larger combo unit you don't need.
If your group is genuinely larger than 36 (the largest single combo we offer), the practical answer is splitting across two combo bookings in different cities — for example, half the group at SWJ 237 in Harlem and half at the Hoboken Eden+Noble combo, with shared transit between them. We've coordinated this for groups of 50+ in prior tournaments.
