The 2026 World Cup Final is at MetLife Stadium on Sunday, July 19, 3pm ET kickoff. Inventory in our top NY/NJ cities is the most aggressively booked of any tournament date — Hoboken and JC Final-window units typically sell 9 months out. What the Final at MetLife actually looks like

MetLife Stadium will host an estimated 82,500 people for the Final. Add another 30,000+ at the Liberty State Park Fan Festival across the river. Plus the Rockefeller Center Fan Village in Manhattan, plus every supporters' bar from Hoboken to Hartford packed with people who couldn't get a stadium ticket.

Transit will be the worst it's been all tournament. Plan accordingly. Our recommendation for ticket-holders: be at MetLife three full hours before kickoff. Plan to be back in your home four hours after final whistle. Both ends of that buffer matter.

Where to base for the Final — by priority

If walking distance to the stadium matters more than anything else: East Rutherford. Our inventory there is small and Final-window pricing reflects scarcity, but you avoid the post-match Secaucus crush that will be the worst of the entire tournament. You're home 30 minutes after final whistle while everyone else queues.

If Manhattan access matters as much as stadium access: Hoboken. PATH to the city in 9 minutes, NJ Transit to MetLife in 25–35 depending on your route. Eden, Noble, and our smaller Hoboken units all work. Book by January at the latest.

If you want to be near the Liberty State Park fan festival for the buildup days and a stadium-adjacent base for the Final itself: Jersey City. Our Newport units are 5 minutes by car from the fan festival and 35 minutes from MetLife.

If your trip is more about the Manhattan experience than the match itself, and you have a Final ticket: Manhattan or Harlem. The transit cost to MetLife is steeper, but you spend the rest of your trip in NYC proper.

Length of stay for the Final week

Single-night stays around the Final aren't possible across most of our inventory — we apply minimum-night holds during the Final window because turnover logistics break at scale during major events.

What we recommend: 5–7 nights minimum, anchoring on the Final and using surrounding days for the Round of 16/quarterfinals at MetLife (likely also at MetLife in the same window) plus normal NYC time. Most of the international fans we host for Final weekends arrive Thursday or Friday and depart Tuesday or Wednesday after.

For the deep-run supporter base — fans whose national team is plausibly in the Final — book a 2-week or 3-week stay anchored on the date. The long-stay discount kicks in, you cover knockout-round matches at multiple venues, and you have a base for the buildup if your team makes it.

Watching the Final without a stadium ticket

Realistically, most fans we host for the Final week don't have stadium tickets to the match itself. The economics: tickets resell at $5,000–25,000+ for the Final, and the experience of watching with 30,000 people at a fan festival is genuinely better than a $150 nosebleed seat for 80% of fans.

Liberty State Park FIFA Fan Festival (Jersey City) is the closest official option. Free entry. Giant screens. Programmed live music in the hours before kickoff. Food vendors. Walking distance from our JC Newport units. We've had previous-tournament guests prefer this to actual stadium tickets.

Rockefeller Center Fan Village (Manhattan) is the second-closest official option. Open-air, programmed concerts, walking distance from our Manhattan and Harlem units (Harlem via subway). Capacity-wise expect to arrive 2 hours before kickoff for the Final to get a good viewing spot.

For supporters' bars: book reservations at Smithfield Hall, The Football Factory at Legends, or your team's specific national-bar 4–6 weeks out. The Final fills these places to fire-marshal limits. Walk-ins won't get in for the marquee fixtures.

Booking the Final — practical timing

We hold our Final-window inventory at a fixed long-stay rate that doesn't surge with platform demand. Airbnb listings of the same units typically run 60–100% higher for Final weekend than for non-event Sundays in July. Booking direct with us locks in the lower rate.

Cancellation policy applies the same as off-event dates: full refund 30+ days out, 50% from 15–29 days, non-refundable inside 14 days. For Final-window stays we recommend booking by January 2026 latest. Inventory tightens substantially in the 6 months before the Final — by April our top-market inventory will be 80%+ booked.
